MLS is a local organization that provides an online
computer system for real estate brokers to list property for sale.
Each MLS listing offers compensation to other brokers to sell the
property. Each MLS organization has different rules and regulations as
well as different services; so you will notice a difference in what you get
if you listed in Cincinnati vs what you get if you list in Dayton.
Can I offer no commission to the buyer's agent?
The short answer: No you cannot.
MLS rules and regulations say that a commission must be offered.
When you total the listing commission and the selling commission, most
sellers have to pay 6-7%.
With HLS, you have no 4-3% listing commission. You have only the selling commission IF the
buyer has an agent.
HLS gives sellers the opportunity to save by avoiding a listing commission,
but a selling commission is expected.

1. Lower cost homes: The seller is able to offer property at a lower price
than his neighbor who needs 6% more to be able to afford to pay a commission.
A 6% commission on a $200,000 house translates to an additional $12,000
cost. That same house without a commission would be $188,000. If you

encourage you to take a more active role in marketing your property. Traditional services do not want you involved with
the advertising or marketing of your home. With our service you are able to:

post notes on bulletin boards
bring your co-worker home to see if they would want to make an
offer.
2. If you find a buyer yourself, he’s yours. Bring the buyer to us
to assist in the purchase process. No added cost. NO COMMISSION.
3. If you decide you don't want to sell your home using our service, we have
a no-hassle cancellation policy. Traditional agencies sometimes frown on
cancellations.

We start processing your listing the day we receive the listing documents.
The listing will be in MLS within 12-24 hours.
Can I list a property that is also for rent or lease?
Yes MLS has a place where we can indicate that a lease is available for the
