Home Listing Service (HLS) is an experienced, professional and affordable help-you-sell MLS listing agency.  Located in Cincinnati Ohio, serving all counties in southwest Ohio, we assist Homeowners, For-Sale-By-Owners (FSBO's), Builders, and Real Estate Investors sell property for the least cost possible. History : Since 2001

Home Listing Service was founded in 2001 based on the belief that high quality cost-effective real estate service could be provided without a high-cost office building. The age of technology has allowed us to step outside traditional commission-based real estate service and offer "flat fee" service.  Our non-traditional service allows our clients to sell their property without paying huge commissions.  The core focus of our business model is saving you money while helping you sell your property.

HLS is one of the area's original Flat Fee Real Estate Agencies. Many other imitation companies have come and gone, but we remain a solid force in real estate in southwest Ohio.  No other  local Flat Fee company in this area can boast the number of sales that we have enjoyed.

How does HLS compare to traditional real estate agencies?

• Cost
Most agencies charge 6-7% sales commission (3-4% is for the listing and 3% is for the buyer's agent).  When you list with HLS, you pay $595 at the time of listing (no commission to HLS at time of sale.)   If your buyer is represented by an agent, you pay a sales commission to the buyers broker.

If your buyer is NOT represented by an agent, HLS will help with the purchase offer, for no additional cost. You pay NO COMMISSION.   Other flat-fee listing agencies similar to HLS might charge a 3% commission to help your buyer write a purchase contract. 

• Seller's Participation
Most traditional agencies require sellers to give up the right to sell their own property. With HLS, you may participate in the marketing process and have an active role in the showing and selling the property. This includes taking your own pictures, setting up showings, holding open houses, printing flyers, etc.

Once an offer is received, we are no different from traditional agencies. We negotiate for you and advise you all the way to day of closing. If you wish, you may negotiate your own contracts; however we encourage you to allow your agent to be involved.


How does HLS compare to other flat-fee discount agencies?

• Limited Service Agencies:
The State of Ohio defines the duties required of all real estate agents.  HLS provides all of these required duties; however some agencies do not. If an agency does not offer to perform one or more of these duties, or if the client does not want the agency to perform one or more of these duties, the client must sign a "waiver of duties" form and the MLS listing will then be flagged as "limited service".   Read Ohio Law.

For example: If a flat-fee agency does not assist a seller with negotiation of a purchase contract, they are providing a "limited service". 

For another example, a builder who expects to negotiate his own purchase contracts might wish to sign a waiver saying their agent is are not required to negotiate contracts.

Home Listing Service is NOT a "limited service" agency.  We offer all the services required by the State of Ohio.  However, if a client wishes to waive one or more of our duties, they may do so, but MLS requires us to flag the listing as "limited service" listing.

• What About Commissions?
Multiple Listing Service requires that each listing offers a commission to buyer’s agent (the cooperative broker)  The most commonly offered commission in this area is 3% (or more). Our flat-fee competitors say you may offer less. That is true. You may offer less.  Our experience has shown that offering less can be counter-productive.

• We Don't Snag Your Buyers For The 3% Commission

We know the area, unlike many online flat-fee agencies who know little to nothing about your community. Knowing your market area is very helpful when helping you sell your home and when negotiating a contract.
